Deposit:

As of January 1, 2023 guests who book stays with us will no longer pay a deposit to reserve their stay. Although, we do still require a credit card to be on file. Instead, a payment of 50% of the reservation will be due 60 days prior to arrival. The remaining balance will be due on the day of arrival.

Cancellation Policy:

Cancellations made 60 days or more before arrival are charged no fee. Travelers who cancel less than 60 days before the day of check-in forfeit the first payment. Travelers who no-show will be charged the remaining balance on the day of check-in.

For those travelers who booked their stay prior to the 1st of January 2023 we will maintain the policies that you originally booked your stay under. Due to the way our system management program is set up there may be a chance that you are incorrectly charged at the 60 day mark. If this happens please give us a call or send us an email and we will immediately issue a refund for that charge.

Pets:

Unfortunately, we do not allow pets (other than designated service animals) at our facility.

Smoking:
Freedom Ridge Cabins is a smoke-free property. Smoking or vaping is not permitted in the cabins. Guests caught smoking in the cabin will be charged a cleaning fee of $365.00. This fee also applies if evidence is found in the cabin while we are cleaning it for the following guest.

Check-in: 4:00 PM Mountain Time

Check-out: 10:00 AM Mountain Time

Please call the morning of your check-in to determine availability for early check-in.

Quiet Time:

To ensure that everyone has a great stay we ask that guests observe quiet time from 9pm – 7:30am.
Cleaning Fees:
In order to avoid additional cleaning fees. Please leave your cabin essentially as you found it and complete the simple check-out procedures listed below.

Check-Out Procedures:
– Wash all dishes and utensils.
– Hang wet towels or place them in the bathtub.
– Place your trash in the dumpster located at the entrance of the property.
– Close all windows.
– Text/call Leslie 605-391-7510 to inform of departure, to prepare cabin for next guest.

Damage:
Guests assume financial responsibility for charges to repair any damages made to the cabin and/or property.

 Over-Occupancy:

Each of our cabins have a designated occupancy rate:

Cabin #1 – 6 people

Cabin #2 – 12 people

Cabin #3 – 8 people

Cabin #4 – 12 people

For each person in the cabin over the designated occupancy we charge an additional $10.00 per-person per-night.  We do not differentiate between adults and children when making this determination.

RVs and Camping:

SORRY NO RVs OR CAMPING we are not licensed or set up for it.  We will be happy to make referrals to excellent nearby facilities.
